Project name, location, plot number, building description (storeys, BUA, construction type), demolition boundary, exclusions (retained structures), and reference to drawings. The Municipality permit number is added once issued.
#2. Structural Survey & Pre-Demolition Conditions
Summary of the structural survey: load-bearing system (RCC frame, post-tensioned, load-bearing masonry, steel), foundation type, condition assessment, identification of post-tensioning, asbestos survey reference, and identification of any party walls or shared structures requiring special handling.
#3. Demolition Sequence
Step-by-step sequence from first action to final clearance. For a typical building: soft strip (interior fittings), MEP isolation, façade and roof removal, top-down structural demolition floor by floor, foundation and slab removal, site clearance. Each step references equipment, crew size, duration, and supervisor.
#4. Equipment & Resources
List of demolition equipment: excavator class and reach, mechanical breakers, diamond cutting tools, cranes, hand tools. Crew sizes for each phase and supervision structure (HSE officer, structural engineer site visits, etc.).
#5. Health, Safety & Environmental Controls
Hierarchy of controls per hazard: working at height, falling materials, dust, noise, vibration, hot work, confined space, heavy lifting, hazardous materials. PPE matrix, permits-to-work, emergency response procedures, and traffic management for vehicle movements.
#6. Stability During Demolition
Critical for multi-storey buildings: how is each floor supported during demolition? Are temporary props required? What sequence prevents progressive collapse? This section requires explicit structural engineer sign-off and is the single most-scrutinised part of the DMS.
#7. Waste Management & Recycling
Cross-reference to the Demolition Waste Management Plan. List of receiving facilities, expected stream tonnages, and segregation arrangements.
#8. Approvals & Sign-Off
Structural engineer (with PE/MEP licence number), contractor project manager, HSE officer, project consultant (where applicable), and client representative. Municipality typically requires fresh approval if the contractor changes after issue.
