#1. Test 1 — Years in scope, not years in industry
A real demolition expert has 8–10+ years of hands-on time in their specific scope (high-reach, industrial, interior, structural, etc.) — not 20 years 'in construction' with five months of demolition. Ask 'How many years on this scope, on UAE projects?' before 'How long has the company existed?'
Industry tenure without scope depth is generalist experience, which is valuable, but it is not expertise.
#2. Test 2 — Authority approvals tied to that scope
A high-reach expert in the UAE will be approved by Dubai Municipality at the relevant contractor classification (G+10 or unlimited). An asbestos expert holds a current asbestos abatement licence. An industrial expert is approved by ADNOC, SADAFCO, or similar industrial principals.
Approvals are scope-specific evidence. Listing 'all approvals' without saying which apply to which scope is marketing, not proof.
#3. Test 3 — Equipment mastery, not just access
Renting a long-reach excavator is access. Knowing the machine's stability envelope at 32 metres with a 1,800 kg pulveriser fitted, in 35 km/h winds, on a stripped substrate, is mastery. Real demolition experts can describe equipment behaviour at the limit, not just the brochure spec.
Ask the prospective expert to walk you through how they would deconstruct your specific structure, in sequence, with specific machines named.
#4. Test 4 — Documented HSE outcomes on past projects
A real expert produces project-by-project HSE statistics: man-hours worked, recordable incidents, lost-time injuries, near-misses reported, toolbox talks delivered. They publish honest numbers — including any incidents — and explain what was changed afterwards.
Anyone with 'zero incidents ever' on every project is either not measuring or not reporting. Both disqualify them from the expert label.
#5. Test 5 — Methodology under pressure, not in a brochure
Ask: 'Tell me about the most difficult moment you faced on a recent UAE demolition project — what changed, what you decided, and what you would do differently.' A real expert answers with specifics: site, date, structure, decision, outcome, lesson. A salesperson generalises.
Expertise lives in the recovery from problems, not the absence of them.
#6. Test 6 — Reference list anyone can verify
A real demolition expert publishes a project portfolio with client names, dates, and authority permit numbers — and is happy for you to call any of them. They do not require an NDA, a deposit, or a signed letter of intent before sharing references.
Refusing to share references at the enquiry stage is the strongest signal of an unverifiable claim.
