Power, low-voltage, fire-alarm, and chilled-water lines are isolated and tagged out by certified technicians before strip-out begins.
Soft Strip & Removal
Ceilings, partitions, flooring, doors, joinery, and finishes are removed in a controlled sequence. Materials are bagged on-floor and removed by goods lift to truck.
Back-to-Shell Handover
Floor is swept, walls and slabs cleaned, MEP terminations capped. Waste manifests handed to landlord. Tenant receives a back-to-shell handover certificate.
INTERIOR DEMOLITION COST FACTORS
Interior strip-out in Dubai is normally quoted per square metre once we have inspected the unit and confirmed working hours and lift access. Always include landlord work-permit fees, insurance, and waste disposal in the quote — these are sometimes hidden by other contractors.

What is interior demolition or strip-out?
Interior demolition (also called strip-out or soft-strip) is the controlled removal of all non-structural finishes — ceilings, partitions, flooring, joinery, and MEP services — to return a tenanted unit to its bare landlord-shell state, ready for the next fit-out.
Do I need a permit for office strip-out in Dubai?
You need a fit-out / strip-out work permit from the building landlord, plus insurances and approved method statements. For some buildings, Dubai Civil Defence and the master developer also need to clear the work. USF Demolition handles all approvals.
Can you work at night in occupied office buildings?
Yes. Most strip-out in occupied DIFC, DMCC, and Business Bay towers is done at night and on weekends so other tenants are not disturbed. We schedule labour, goods-lift, and supervision around the landlord's permitted work windows.
How is waste removed from a high-rise office strip-out?
Waste is bagged or palletised on-floor, taken down by goods lift to a designated loading bay, and trucked to Dubai Municipality–approved recyclers. Weighbridge tickets and waste manifests are returned to the tenant and landlord.
Can you reuse or resell removed items?
Yes — we routinely set aside light fittings, doors, raised floor tiles, AHUs, and joinery for the tenant's reuse, donation, or resale, instead of sending everything to landfill.
